Residential property
Our depth of experience in residential property transactions leads to a real skill in understanding the residential property market and recognition that, for the majority of clients, this is their most important personal investment. For those clients with whom residential property transactions are their business, we approach all transactions with a vital blend of personal service and an astute commercial and tax awareness.
Examples of the transactions which the Residential Property Team of Campbell Hooper Private Client department carry out are:
Residential Sales, Purchases, and Re-Mortgages
We specialise in the sales and purchases of properties for high net worth individuals and in dealing with the specific aspects thereof. Whether freehold, leasehold or commonhold, we have a wealth of experience to be able to complete a transaction in a smooth and cost-efficient manner. Campbell Hooper’s embrace of technological advances puts us at the forefront of the future of conveyancing, and in being so provides added value for our clients to benefit from the speed and efficiency of these advances.
Acting for Off-Shore Clients
We act for many off-shore clients and provide a bespoke service, offered from our considerable experience and firm appreciation of the necessary knowledge and commercial/tax considerations for transactions of this kind. Whether buying, selling, re-financing or Landlord and Tenant issues, we specialise in meeting the needs of our off-shore clients where possible. We also offer an on-going Property Management service, specifically aimed at off-shore clients to administer the general management of their property assets from a UK base for a cost effective fee.
Collective Enfranchisement and Statutory Lease Extensions
Owing to recent changes in legislation, the option of lessees ‘pulling together’ to buy the freehold from their landlord (collective enfranchisement) or to exercise their rights to obtain a Lease Extension, is becoming increasingly popular. We offer a comprehensive service, whether acting for lessees or for landlords, and have considerable experience in this area.
Short–term Letting Services
We specialise in dealing with all aspects of the letting process; from drafting and approving Tenancy Agreements, to acting for either landlord or tenant in dispute resolution. Our knowledge of Assured Shorthold Tenancy Agreements as well as older agreements under the Rent Acts is comprehensive. We also advise on Agricultural Tenancy Agreements and other Service Agreements.
Where possible, we are happy to quote and strive to be contactable and approachable. All clients have access to their legal representative’s direct line and we are happy to correspond via e-mail as far as this may suit our clients.
